Shirt Factory Studio Application

Thank you for your interest in a studio at the Shirt Factory.

The application is below, please read the information below before filling out an application.

Below are some of the specifics of our leases and answer to common questions we receive.

All studios are work spaces. There are no residential or live/work spaces.
Rent includes heat, electricity, and garbage/recycling.
If a studio has a sink, there is no additional charge for water.
Except for three days during the holiday season, tenants have access 24/7. The Friday and Saturday after Thanksgiving and the Saturday two weeks after Thanksgiving, everyone must leave the building by 6pm and the building remains locked until 8am the following morning.
Tenants are required to maintain a general liability insurance policy with limits of $1,000,000 per incident, with Lawrence and Cooper Inc. (the company that owns the property) named as co-insured. Renter’s insurance is optional.
We do not offer phone or internet. Some share these services while others others use their cell phones. Currently tenants use First Light or Spectrum for these services.
Most studios do not have air conditioning. If a tenant chooses to buy a window unit, a member of the maintenance staff will help install the unit in the spring/summer and take it out in the fall.
Additional outlets can be added as needed.
Rent is due on or before the first of the month. There is a late fee equal to 2.5% of the monthly rate after the 10th of the month.
Studio sizes range from 150 to 1,500 square feet.
All studios on the first floor are required to maintain minimum hours of 12pm-5pm, Thu, Fri, Sat. All other floors have no hour requirements.
